It’s not uncommon for us to recommend to our clients to lease instead of sell. It’s important for us to know your options and we are here to define them for you, but ultimately we want whatever is best for you. That’s why are clients always come back to us. Sometimes an event like retirement or business growth, higher yielding investments motivates our clients to sell. While the Westside is an incredibly safe place to park money with high appreciation, the Westside can not compete with higher yielding investments outside our market. There are many out-of-area 20-year leased buildings to fortune 500 companies with no landlord obligations and 50% higher yields than their Westside counterparts. It’s shrewd business to understand your available options to make the best choice for you.

For example, in June of 2002 we were approached by Anderson Moulding. After many years of searching they were exhausted and unable to find a warehouse retail showroom to meet their requirements. Within a short time frame we identified and proposed they purchase a medical office building. After more than a decade, they continue to successfully operate a retail showroom in that building today. The difference between a good broker and an excellent broker is that extra effort in defining the essential requirement for that particular investor.
I was not going to take less than it was worth and I tried to sell it myself... but in the end Lancelot Commercial got me the net price I wanted anyway. I wish I had listed it with them sooner and saved all that time and aggravation.
